An ESA like this will pinpoint both existing and potential contamination issues by reviewing records; interviewing the owner, lessee, neighbors, and government authorities; and inspecting the site itself. Did the previous owners’ processes negatively affect the site? What would you need to do to remediate the site? Dealing with waste contamination is an expensive prospect; a Phase I ESA prior to purchase can minimize that risk.
Second, have the facility and its associated attachments, such as outbuildings and storage tanks, professionally cleaned before you move in. Even if the seller performs a pre-purchase cleanup, it’s definitely in your best interest to arrange for a thorough cleaning on your own. You and the seller may have different definitions of “clean.” Besides, depending on your planned applications, you’ll want to make sure you minimize the risk of any chemical reactions resulting from residual materials interacting with your own materials.
And one more thing: if you’re relocating equipment to a new site, now is the perfect time to have that equipment scrupulously cleaned. You’ll begin operations at your new facility with your machinery, fittings, and fixtures in prime condition.
